  • Spearheading pre-construction meetings
    • maintaining focus and responsibility of professionals on site specifics (utilities, foundation bearings, adjacent properties)
  • Setting milestones for construction phases (i.e. TCOs, amenity completion, leasing/sales office, models)
  • Daily oversight on construction and budget
    • Includes weekly meetings to ensure schedule adherence, immediate answers on Owner's issues to prevent delays and change orders
  • Oversight of landlord work required for retail/commercial tenants.
  • Quality of life coordination between construction and building management during initial occupancy of incomplete buildings.
  • Coordination of monthly construction requisition with lender and CM
  • Quality control inspection of areas prior to concealment
  • Punchlisting of all areas prior to acceptance
  • Maintenance of real time schedule and budget
  • Liason between marketing, management and construction.
