As the foundation of the Rose organization, development, acquisition and consulting continue to play an important role in the firm’s growth. Rose has dramatically expanded its development-related activities by acting as owner's representatives or development partners for individuals as well as leading banks and financial institutions. In both of these capacities, Rose oversees and supervises all of the activities required to take the project through to stabilization as follows:

  • Determination of Uses (apartment, office, hotel, retail, etc.)
  • Selection of Professional Team (architect, engineers, construction manager, etc.)
  • Design of All Elements of the Project
  • Financial Analysis (feasibility studies, etc.)
  • Financing (conventional, 80/20 bonds, etc.)
  • Award of Construction Contracts (including GMP)
  • All Construction Activities
  • Marketing, Leasing & Management

In addition, this role can be either as a fee developer or as a joint venture partner. A team assembled for each project is comprised of senior professionals from the Rose organization encompassing each of the major development areas indicated above.
