Position Description:

Under the direction of the Leasing and Compliance Manager, the Section 8 Coordinator performs case management duties associated with rental assistance within the Section 8 Project-Based Program. The successful Section 8 Coordinator must be organized, computer literate, possess excellent interpersonal skills, and be highly motivated to assist 77 low-income households.


Essential Responsibilities:

• Ensure recertification notices (120, 90, 60 day notices) are sent timely and filed 


• Meet with tenants to process initial, annual, and interim recertifications and 

calculate retroactive rent while conforming to HUD regulations 

• Identify households with income reporting discrepancies and make rent￾adjustments

• Collect and review applicant files and determine Section 8 eligibility according to 

HUD guidelines

• Ensures all new resident paperwork is filled out properly and processed 

appropriately and timely, and filed electronically and in paper files

• Complete third party verifications per HUD policies 

• Maintain audit ready EIV files per HUD policies

• Maintain tenant files in audit-ready condition at all times by keeping recertification 

files up to date and purging files as required

• Responsible for clerical duties such as organizing, filing, photocopying, faxing, 


• Work on special projects and provide support to the Compliance Manager during 

HUD auditing and reporting season

• Prepare and send notices to residents regarding any account or compliance￾related issues

• Coordinate annual and vacant apartment inspections with the Assistant 

Community Manager and Maintenance Staff

• Ensure appointments are calendared, followed up with and noncompliance 

tenants are actively engaged

• Determines whether the applicant meets eligibility requirements. Reviews 

applications and determines bedroom size needed. Provides preoccupancy 

orientation for new residents; explains lease and briefs them on HUD Section8 

policies and procedures as well as House Rules.

Qualifications and Competencies:

• Detail oriented and highly organized
• Ability to communicate with persons of diverse backgrounds and abilities and
establish and maintain effective working relationships with employees and
• Ability to write reports, complete forms, compose letters, and effectively 
communicate both verbally and in writing.
• Must be proficient in Microsoft Excel, Word, and Outlook
• Ability to maintain confidentiality when dealing with sensitive information
• Must be able to meet assigned deadlines
• Knowledge of HUD Project-Based Section8 policies and procedures and HUD 
Handbook 4350.3 preferred
• COS certificate preferred or successfully complete all HUD required certifications 
within 60 days of hire
• Yardi experience preferred
• Education: A baccalaureate degree from an accredited college and two years of 
experience in community work or community centered activities in an area 
related to the duties described above; or high school graduation or equivalent 
and four years of experience in community work or community centered activities
