Position Description:

Maintain a high level of quality and efficiency on all aspects of the maintenance operation within the a specific building including planning and scheduling, inspections, technical assistance and other tasks to achieve market objectives for the building and operational excellence.

Essential Responsibilities:

Essential Duties & Responsibilities:

  • Develop and manage a maintenance program, including establishing standards for maintenance at a large pre-war commercial to residential conversion.
  • While offfcied on-site, supervise and direct Resident Manager and other BSEs on all building maintenance operations. ,
  • Lead initiative to respond to all after normal business hours emergencies

Technical Skills:

  • Understand and be able to use and interpret construction drawings, including architectural and mechanical, and construction manuals
  • Base knowledge of high-rise construction, including building envelope and FISP requirements.
  • Identify building defects, and propose suitable solutions/options, and approximation of costs
  • Supervise implementation of routine and special projects by site teams
  • With the site team, develop, maintain and oversee a thorough preventive maintenance (PM) program to ensure that all building systems, elements and components are maintained and serviced according to industry standards and manufacturer requirements
  • Be a problem solver and creative thinker and promote a positive attitude.
  • Manage the quality control process to ensure client and company standards are being met

Safety:

  • Act as safety ambassador and promote a strong safety culture.
  • Lead and participate in regular safety education meetings, at property level; ensure all team members successfully complete required training
  • Monitor the compliance of safe work practices and use of PPE (personal protective equipment) in the field – use positive reinforcement to correct behavior
  • Responsible for conducting all business in accordance with company policies and procedures and all state and federal laws (such as ADA, Fair Housing, OSHA, HAZCOM Program Lead Based Paint, etc.).

 Communication:

  • Be able to concisely describe problematic physical conditions to non-technical team members
  • Be able to speak on an equal technical level with contractors and design professionals when discussing existing conditions and proposed designs or solutions
  • Communicate professionally and respectfully with all company associates, both in writing and conversation
  • Communicate frequently with Directors
  • When problems arise, notify the appropriate manager.

Supervisory & Team Building:

  • Coach and mentor BSEs, provide support and training on technical issues, and help them develop professionally and personally
  • Help to hire and evaluate maintenance personnel as needed
  • Encourage participation in ongoing education, and industry seminars and conferences
  • When required, develop a performance workout plan for Resident Managers and Handymen, monitor and report on adherence to plan
  • Perform any other duties or tasks as assigned.

Sustainability & Energy Conservation:

  • Identify potential opportunities to reduce energy consumption for systems serving common areas where the Owner is responsible for utility cost
  • Identify practices that support reduced maintenance cost and burden through use of alternative materials, systems or supplies

Financial:

  • Partner with Community Manager and Director in development of annual budgets in regards to maintenance.
Qualifications and Competencies:
  • 7-10 years related experience and/or training or equivalent combination of education and experience
  • Good time management skills
  • Strong customer service orientation
  • Excellent technical skills in all aspects of building maintenance, including but not limited to HVAC
  • Represent himself/herself and the company in a professional manner at all times
  • Must have the ability to reason and use good judgement
  • OSHA and EPA regulations and company safety policies
