Job Title Director, Commercial Leasing

Position Description:

The Director, Commercial Leasing will be responsible for the leasing of the commercial space in all Rose-owned and select third-party managed properties, including sourcing prospective tenants, marketing and showing available spaces, and negotiating deal terms and lease documents. Our portfolio is comprised of several types of commercial space, including retail, professional office, and garages.  The successful candidate will work closely with our Asset and Property Management executives to achieve lease transactions that are consistent with ownership’s objectives.  They will facilitate productive relationships with our commercial tenants and third-party clients in partnership with Rose Property Management team.

Essential Responsibilities:

Leasing Transactions

  • Lead leasing efforts for  Rose-owned commercial space through entire cycle from vacancy to successful re-occupancy.
  • Maintain database of vacant commercial spaces for internal and external use (e.g., feeds to website and ILS).
  • Develop marketing strategies and materials (e.g., market overviews, space plans and presentations, lease comparisons) to support business development efforts as well as specific leasing assignments. 
  • Source prospective tenants and screen for financial, operational and brand desirability
  • Market vacant space and show spaces to qualified prospects
  • Negotiate letters of intent and lease agreements, in collaboration with Asset Management and Commercial Property Management.
  • Prepare renewal offers for existing tenants and negotiate lease extension agreements.
  • Develop and maintain effective professional relationships with tenant brokers and other industry.


Interface with Asset and Property Management

  • Interact with retail/commercial tenants to assist with questions and/or issues.
  • Work closely with Asset Management to assist with the execution of the commercial retail strategy.
  • Work closely with Project Management Group to understand potential for existing spaces and ensure that retail/commercial related capital projects are being completed as per government regulations and Rose standards.  


New Business

  • Win new leasing assignments within our third-party managed portfolio by building relationships with Rose Property Management executives and client owners and asset managers
  • Partner with property management team on new business initiatives and pitches to provide commercial services for prospective Rose Property Management Group clients.
  • Identify new business opportunities to expand leasing and management for commercial property owners.



  • Work with Asset Management, Commercial Property Managers. Project Management and Marketing to ensure that vacant retail spaces are readied for broker inquiries and tours.
  • Represent Rose Associates at industry events and organizations such as REBNY and ICSC.


Qualifications and Competencies:
  • Bachelor’s Degree in Business or related field or equivalent experience.
  • Extensive experience in NYC commercial leasing for all types of commercial assets.
  • Deep knowledge of the NY retail real estate market and established network with Tenant Rep Brokers.
  • Strong sales skills with a proven track record of sales success.
  • Proficient in MS Office Suite skills (Microsoft Word, Excel, and Outlook).
  • NY Real Estate Brokers or Salespersons License.
