Job Title Project Manager

Position Description:

This position contributes to the construction division achieving revenue goals and major milestone dates while maintaining Rose Associates’ reputation for integrity and quality.  This position is the link between the consultants, contractors, vendors and owners to achieve project goals and expectations. This position will plan and supervise a wide range of renovation projects from start to finish, and be responsible for managing future renovation associated project pipeline. Candidates must be well-versed in different construction methodologies and procedures, and be able to coordinate a team of professionals of different disciplines to achieve the best results. The ideal candidate will have an analytical mind and great organizational and people skills.

Essential Responsibilities:

Duties and Responsibilities:

  • Select and collaborate with the project team members including contractors, consultants and vendors to build, organize and lead a results-focused team.
  • Negotiate contracts with external vendors to reach profitable agreements.
  • Direct and coordinate the efforts of consultants, contractors and vendors to ensure projects are completed on time and within budget.
  • Compile and plan budget, cost estimates and other financial estimates.
  • Coordinate, plan and manage schedules for consultants, contractors and suppliers.
  • Collaborate with consultants to determine the specifications for the projects.
  • Coordinate with internal marketing, leasing, revenue management and property management teams.
  • Order and manage materials and equipment.
  • Provide internal reporting and projections.
  • Oversee and independently inspect construction sites weekly to ensure that all work and materials are being completed according to filed plans, project timelines and specifications and in adherence to city and state building codes.  Follow-up with construction site walk through with contractors and consultants.
  • Obtain and manage the inspection and close-out processes for all requirement permits, etc. from appropriate authorities.
  • Ensure all legal requirements, building and safety codes, city guidelines, and local and state regulations are met.

Document Management:

  • Create detailed project lists with major milestones and resource procurement schedules.
  • Create project files complete with drawing logs, permits, change orders and other project related information.
  • Coordinate the procurement and associated close-out of permits and the filing of construction documents with the appropriate agencies.
  • Prepare purchase orders for building materials and supplies.
  • Review and process billing invoices.
  • Manage the renovation database and individual client reporting.

Position may be required to perform duties outside their normal responsibilities as needed and when requested.

Qualifications and Competencies:
  • Bachelor’s degree in engineering, architecture or construction management.
  • 3 years of experience in project or construction management.
  • Able to multitask, prioritize and manage time efficiently.
  • Experienced at compiling and following strict budgets and schedules.
  • Excellent verbal and written communication skills.
  • Self-motivated and self-directed.
  • Computer skills: Proficient with Microsoft Office and Microsoft Project and/ or Primavera P6.
  • Able to build solid relationships with team members, vendors, consultants and clients.
