Position Description:

The Associate, Development will be an integral part of the Firm’s Development team which is responsible for the overall design, coordination, execution and completion of development projects.  The Associate will work within a fast-paced, detail-oriented and dynamic environment in close collaboration with senior management. This position’s role is to track project milestones, financial budgets and pro-forma economics. The successful candidate will also assist in negotiating with and directing the work of architects, engineering consultants, contractors and other vendors. Ideally, he/she will have experience in both financial analysis and project execution.  This position reports to the Project Managers.

Essential Responsibilities:
  • Assist in coordinating all aspects of design and construction activities including, but not limited to, contract management, permitting, architecture, consultant and contractor selection, design and construction document review
  • Monitor project scope and performance, tracking all milestones are on schedule
  • Participate in the development of requests for proposals, bids, contracts and estimates 
  • Manage and review contracts and change orders with architects, engineers, consultants, contractors and other third-party vendors
  • Coordinate the preparation of documentation for permitting and other government agency applications
  • Assist in coordinating the monthly requisition process and provide budget and variance reports
  • Attend project meetings and assist with meeting follow-ups
  • Manage the preparation of bank requisitions for lenders and coordinate all required documentation
  • Coordinate with lenders’ representatives, including lenders’ independent engineer
  • Maintain and update pro-forma models, anticipated cost reports and change order logs
  • Prepare monthly cost reports, budget variance reports, and other comprehensive project reports
  • Oversee invoice review and coding; manage commitments
  • Maintain development schedules
  • Assist in managing the compliance of acceptable certificates of insurance, lien waivers and other required project documents
  • Coordinate with property management, leasing and marketing for the pre-opening and opening
Qualifications and Competencies:
  • 5-7 years of experience
  • BS required: Engineering, Architecture or Finance or other applicable discipline
  • MS/MBA preferred: Real Estate, Business, Finance or Management
  • Understanding of the following disciplines in residential development:  architecture, design, construction, engineering, zoning, contracts, leasing, marketing, management, operations, finance, accounting and budget management
  • Strategic and creative thinker with a track record of using logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions or approaches to problems
  • Ability to prioritize and handle multiple tasks simultaneously, organize and coordinate work efficiently, set priorities, and meet deadlines in a very fast-paced entrepreneurial environment
  • Strong analytical skills
  • Excellent oral and written communication skills
  • Ability to present work in a concise, complete and easily comprehendible manner
  • High level of proficiency in Microsoft Excel required
  • Ability to review architectural plans
  • Strong interest in real estate development
