Position Description:

The Project Manager, Development, is an integral part of the Firm’s development team which is responsible for the overall design, coordination, execution and completion of development projects.  The Project Manager will work within a fast-paced, detail-oriented and dynamic environment in close collaboration with senior management.  The successful candidate will be responsible for negotiating with and directing the work of architects, engineering consultants, contractors and other vendors to ensure that project milestones, budgets, pro-forma economics and quality standards are met. The ideal candidate will have experience in both project execution and financial analysis.  This position reports to the Managing Director, Development.

Essential Responsibilities:
  • Proactively manage project scope and performance, ensuring all milestones are completed on schedule
  • Coordinate aspects of design and construction activities including contract management, architects, consultants and contractors
  • Prepare monthly cost reports, budget variance reports, and other comprehensive project reports
  • Participate in the development of requests for proposals, bids, contracts and estimates 
  • Assist in negotiating contracts and change orders with architects, engineers, consultants, contractors and other third-party vendors
  • Coordinate the preparation of documentation for permitting and other government agency applications, such as, DOB, DOT, City Planning, etc.
  • Review project plans, contract documents, and all other pertinent documentation
  • Attend project meetings and provide updates
  • Coordinate with lender’s representatives, including lenders’ independent engineer
  • Review and approve project related invoices
  • Interact with the senior management and investment partners, keeping them updated on project progress
  • Create and maintain development schedule for deliverables required by project team
Qualifications and Competencies:
  • 7-10 years of experience
  • BS required: Engineering or Architecture preferred
  • MS/MBA preferred: Real Estate, Business, Finance or Management
  • Successful record of managing multi-disciplinary project teams in the areas of architecture, design, construction, engineering, real estate, management, operations, finance, and budget management
  • Strategic and creative thinker with a track record of using logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions or approaches to problems
  • Ability to prioritize and handle multiple tasks simultaneously, organize and coordinate work efficiently, set priorities, and meet deadlines in a very fast-paced entrepreneurial environment
  • Strong analytical skills and creative problem-solving ability
  • Ability to present work in a concise, complete and easily comprehendible manner
  • High level of proficiency in Excel, Word and PowerPoint, Project and Blue Beam required
  • Ability to read and comprehend architectural and engineering plans
