Downtown Brooklyn’s rental boom continues with this 398-unit building

A little over four years after the project was first announced, leasing is now underway on the 26-story building at the intersection of Hoyt and Livington Streets, in Downtown Brooklyn.

Named Hoyt & Horn, the building features a total of 368 apartments, though at present, leasing has only begun for apartments located up to the ninth floor. The building features apartments in studios through two-bedroom variants, and as part of a limited incentive to get four months of free rent on a 25-month lease, rents range from $2,222 per month for a studio to $5,000 for a two-bedroom apartment.

Typical apartments at the Handel Architects-designed building will have large windows, wood-flooring throughout, kitchens fitted with quartz countertops and Grohe fixtures, black matte porcelain flooring in the bathroom, and a washer and dryer by Bosch.

Amenities at the Benenson Capital Partners and Rose Associates-developed building include a fitness center with a yoga studio, a golf simulator, a game room, a residents lounge, an outdoor movie space, a co-working space, and a landscaped roof terrace with an herb garden, among several other features.

The developers have also created an app for residents that allows them to communicate directly with building management and schedule services like dry cleaning pick-up and drop-off, and dog-walking appointments. The building is also located above an entrance to the A, C, and G trains.

Leasing on the market-rate units follows the launch of the lottery on the building’s 74 affordable rentals, which took place in August last year.
