Chief Investment Officer
As Chief Investment Officer for Rose Associates, James L. Hedden is responsible for generating new business opportunities. In this role, Jim and his team are also responsible for executing all phases of development, including acquisitions, design, finance, construction, marketing and leasing. Jim is an industry leader with a broad network of relationships with owners, lawyers, bankers, brokers, city and state agencies.
Jim oversees a team of 15, including development, construction and accounting professionals who manage the development and renovation process. Jim is responsible for team-level performance including business plan execution, profitability, budgets, recruitment and compensation.
Jim and his team drive the comprehensive due diligence process to determine the feasibility of new development and redevelopment opportunities. Through the development process, this team coordinates development budgets, designs capital structures and solicits equity and debt financing for new developments and capital improvement projects. They interface with lenders, partners and outside equity investors, managing the overall development process to ensure that Rose developments are successful for the company and its clients and partners. They also manage relationships with government agencies, including Housing Preservation and Development, New York State Housing Finance Agency, the Economic Development Corporation and New York City Housing Development Corporation.
Prior to joining Rose Associates, Jim was NYC Regional Executive for Bank of America’s Commercial Real Estate Banking Group.
